Title insurance protects you against financial loss from defects in title, liens or other issues that may arise during or after a transaction. It protects both the buyer and lender against loss. During the transaction the lender typically requests a policy known as the lenders policy while the buyer receives their own policy known as the owners policy. Title Insurance companies sole purpose is to accurately make sure your rights and interests to the property are clear, that the transfer of title is conducted efficiently and that your interest as a homebuyer are protected. Title companies work to eliminate any risks that may develop. 
Yes and it covers a variety of things that are not disclosed by public records. Such as fraud, mental incompetence or grantors, identical name confusion, unsatisfied claims not recorded, clerical errors, incorrect legal description, restrictive covenant violations, encroachments, undisclosed easements, incorrect recording of deeds, missing heirs, incorrect marital status and will not properly probated. 
 
Determining the party responsible for selecting the title company is not governed by any strict legal mandate, nor does it adhere to a standardized protocol. The decision making process often involves negotiations and mutual agreement between the buyer and seller. In most cases the party responsible for covering the title-related-fees mat carry more weight or in other words would have the say so in the selection process.

Wire fraud happens when someone schemes to obtain money through false pretenses using interstate communications, like email or telephone. The United States considers wire fraud a federal crime. In real estate, the schemes target large-scale fund transfers usually associated with closing a sale. It’s difficult to recover wired funds because they are intended to be immediately available and settled.

Never email financial information, choose a reputable title company and know the closing process, beware the sense of urgency, pay attention to detail, verify the wire transfer request, use call back or two factor verification, partner with a company who value security.
